Balcony demolition on the south half of the building was performed in quick order by a crew that averaged 34 personnel from ConTech. Ancillary work was finished up that included the electrical and air conditioner supporting the balcony demolition.

The 3rd floor through the 7th floor balconies were completely removed, except where the Contractors access equipment is installed at the exit to the pool deck. The gross removal penetrated about 18 inches into the units as planned. The 2nd floor balconies north of the restaurant were also demolished and the 2nd floor balconies above the lobby and restaurant will have the topping removed next week to begin the partial depth demolition.

The key word at the site for this week was demolition. Of course, the words noise and dust were not far behind demolition, depending on who you tried to talk with. The average amount of ConTech personnel on-site for the work week was about thirty one with approximately eleven Sub-contractors that were performing necessary support activities, such as electrical, mechanical and fenestration removal.

In preparation for demolition, workers saw cut a demolition boundary at eighteen inches into the Unit from the outside edge of the storefront system and had received approval from Engineer to demolish all balcony concrete eastward of that line.

These Project Summaries will be published by United Engineering Consultants on a weekly frequency until The Project reaches Substantial Completion. After the better part of two years of preparation and planning, “The Project” is underway thanks to the Board of Directors and Management!

Mobilization commenced on Monday, January 4, 2010 with the efficiency of a well planned military operation. Material and equipment suppliers delivered their products from early morning until late afternoon on Monday and had predominately completed the staging process by the end of work on Tuesday. The dry storage containers and 40 yard dumpsters were strategically placed to maximize the limited site storage available. The average amount of ConTech personnel that reported for work daily was thirty nine, which did not account for approximately sixteen sub-contractors performing electrical, mechanical, storefront removal and erection of a scaffold stair tower and mast climber.
